We are a small, owner-led firm entering a deliberate phase of growth. This role exists to reinforce operational rigor as project volume and complexity increase—without compromising standards, accountability, or professionalism.


The Role

The Residential Project Manager is responsible for the disciplined execution of residential renovation and restoration projects from early planning through completion. This role exists to ensure clarity, continuity, and control across budgets, schedules, documentation, and client communication.

This position requires prior experience carrying material responsibility. The Project Manager is expected to operate independently, exercise sound judgment, and manage complexity in a client-facing environment. This is not an entry-level role and is not structured as a training position.

This is a long-term, high-responsibility individual contributor role. It is not intended as a stepping stone to people management or executive leadership.

Key Responsibilities

Pre-Construction & Client Intake

  • Evaluate incoming project inquiries with ownership against company focus and strategic goals

  • Communicate next steps to prospective clients clearly, professionally, and promptly using JobTread

  • Lead initial discovery conversations independently within the first three months

  • Conduct site visits alongside the General Contractor to assess feasibility and scope

  • Produce clear, written feasibility assessments and supporting documentation

Budgets, Schedules & Change Orders

  • Develop and maintain detailed project budgets and schedules in coordination with the General Contractor

  • Track estimated versus actual costs continuously throughout each project

  • Prepare, document, and administer change orders with accuracy and consistency

Materials & Cost Coordination

  • Research vendors, pricing, and lead times with attention to cost control and constructability

  • Present complete, well-documented recommendations for approval

  • Coordinate material ordering and delivery following approval (Final material decisions remain with the General Contractor.)

What This Role Is Not

  • A superintendent or foreman position

  • A sales or marketing role

  • An HR or employee-management role

  • A corporate or highly bureaucratic environment

Field & Subcontractor Coordination

  • Develop and coordinate schedules between in-house carpenters and subcontractors

  • Track subcontractor contracts, insurance documentation, and budget implications

  • Maintain clear, reliable communication between the field and the office

Client Communication

  • Prepare and distribute weekly client updates every Wednesday using information from CompanyCam, JobTread, and Adaptive

  • Ensure updates accurately reflect budget status, progress, upcoming work, and required decisions

  • Participate in nuanced or sensitive client conversations as required

Site Presence & Documentation

  • Conduct regular site visits—often alongside the General Contractor—to remain directly informed on project status and emerging needs

  • Document job site progress through organized, purposeful photos and notes to support client communication, internal records, and project continuity

Systems & Process Discipline

  • Identify recurring inefficiencies or breakdowns in workflow

  • Propose and assist in implementing practical process improvements that improve clarity, throughput, and accountability


Required Qualifications

This role requires:

  • 6-8+ years of experience managing projects with direct responsibility for budgets, schedules, and outcomes

  • Demonstrated attention to detail and professional judgment

  • Clear, calm, and direct communication skills

  • A fact-based, organized approach to decision-making

  • Demonstrated fluency in:

    • Google Sheets / Microsoft Excel

    • JobTread

    • Adaptive

    • CompanyCam

  • Working knowledge of residential construction sequencing and coordination

A formal degree is not required. Demonstrated competence, judgment, and accountability are essential.

 

Schedule & Work Structure

  • Full-time, salaried position

  • Core availability Monday–Thursday during standard daytime hours

  • Fridays are reserved primarily for planning, documentation, and focused work and are often remote

  • Occasional flexibility is required based on project needs; this role is not structured around excessive or unpredictable hours

Compensation & Benefits

  • $80,000–$90,000 annual salary

  • 120 hours (3 weeks) of paid time off annually

  • Annual compensation review
